When buying an apartment to let in Kraków, start with the tenant profile, then choose the neighbourhood. A student, a city-centre worker and a family planning a multi-year tenancy will each seek a different property. A good location helps, but investment performance also depends on the purchase price, preparation costs and realistically achievable rent.

This guide compares Krowodrza, Ruczaj, Czyżyny, Zabłocie, Grzegórzki, Stare Podgórze and Prądnik Czerwony. It also explains how to calculate rental yield. This is a qualitative location analysis, not a ranking of verified neighbourhood returns. The amounts used in the example are assumptions, not average market prices for 2026.

Where should you buy a rental apartment in Kraków? The short answer

  • If you are considering student rentals, compare university areas in Krowodrza, Ruczaj and Czyżyny. Check the journey to the specific faculty, not just the neighbourhood name.

  • For working tenants, consider Zabłocie and Grzegórzki: building quality, apartment layout and the commute to the office.

  • For couples and families, consider Stare Podgórze and Prądnik Czerwony, paying attention to services, green spaces, schools and everyday transport.

  • In every location, compare the total investment cost with realistic income after allowing for vacancies and the landlord’s costs.

The matching of locations to tenant groups below is a starting point for further analysis, not a guarantee of demand. Two apartments on neighbouring streets can have very different yields.

Student apartments: Krowodrza, Ruczaj and Czyżyny

Krowodrza and Czarna Wieś: proximity to universities

The AGH campus is an important reference point around Czarna Wieś, Czarnowiejska Street and Reymonta Street. Its location can be checked on the university website. For someone studying in this part of the city, a short journey to classes may matter more than extra floor space.

Before buying, check the installations, heating, noise and building-repair costs. For room-by-room letting, independent room access and comfortable shared areas are important. Proximity to a university does not remove competition from halls of residence or the risk of gaps between tenancies.

Ruczaj in Dębniki: the Jagiellonian University campus and daily commuting

Ruczaj is an area of Dębniki associated with the Jagiellonian University’s 600th Anniversary Campus. Its location and surroundings are described in Jagiellonian University materials. When assessing a property, consider both students and people working in south-western Kraków.

Not every apartment advertised as being in “Ruczaj” has equally convenient access to the university or tram. Walk the actual route to the stop, check peak-hour travel times and compare listings in the same part of the estate. Also consider window orientation and distance from busy streets.

Czyżyny: options for students and working tenants

Czyżyny is home to the Kraków University of Technology campus at al. Jana Pawła II 37, as listed in the university guide. It is one of the reference points worth considering when assessing potential tenants.

When comparing apartments, assess the estate’s functionality, access to transport and shops. For new builds, include the full cost of finishing and any parking space. A higher-standard apartment does not necessarily deliver a better yield if its purchase price is correspondingly higher.

Rentals for working tenants: Zabłocie and Grzegórzki

Zabłocie: quality and urban living

Zabłocie is worth considering for tenants seeking an urban setting and convenient services. Rather than assuming the city’s highest rent, compare apartments of a similar standard, size and furnishing.

Space to work from home, a comfortable bedroom, a balcony and quality common areas may matter in this strategy. Visit the area in the evening too. Noise, nearby construction and a large number of competing listings can reduce the appeal of a particular address.

Grzegórzki: transport and access to offices

Grzegórzki offers rental opportunities linked to journeys to the centre and office complexes. One example is UNITY CENTRE by Rondo Mogilskie. This is a useful reference point, but proximity to an office building alone does not guarantee a long-term tenant.

Check the building’s administrative charge, which costs remain the landlord’s responsibility and whether the planned standard matches the target tenant’s budget. Higher rental income may be offset by a high purchase price or running costs.

Long-term rentals for couples and families: Podgórze and Prądnik Czerwony

Stare Podgórze: assess the individual building

Listings use “Podgórze” to describe different locations. If you want the historic buildings and urban setting of Stare Podgórze, check the precise address rather than relying solely on the seller’s neighbourhood label.

For a family, the layout, lift, pram or bicycle storage, green spaces and everyday services may be particularly important. In an older building, examine the owners’ association documents and planned repairs. A long tenancy depends on tenants’ needs and the agreement, not just the neighbourhood.

Prądnik Czerwony: transport potential versus current reality

Assess Prądnik Czerwony in terms of everyday infrastructure and transport changes. Do not treat a planned project as an already operating amenity. According to a notice published on the district website on 18 September 2026, the launch of new services announced for 21 September was postponed because of technical issues with acceptance of the route to Mistrzejowice.

Before buying, check the current timetable and actual journey time. Base your main calculation on existing conditions, treating possible transport improvements as an additional scenario rather than automatically increasing expected rent.

How do you calculate rental yield?

First, separate rent payable to the landlord from administrative charges and utilities. If the tenant pays these separately, do not treat the entire monthly payment as rental income. Then establish the full investment cost: purchase, transaction costs, preparation and furnishing.

Simplified gross yield = annual rental income payable to the landlord ÷ total investment cost × 100%.

Calculation example: assumptions, not a forecast

For illustration only, assume that buying and preparing the apartment costs PLN 800,000 in total, and rent payable to the landlord is PLN 3,200 per month, excluding administrative charges and utilities.

  • With 12 paid months: PLN 3,200 × 12 = PLN 38,400 per year.

  • Simplified gross yield: PLN 38,400 ÷ PLN 800,000 × 100% = 4.8% per year.

  • With one vacant month: PLN 3,200 × 11 = PLN 35,200 in income.

  • After deducting assumed annual landlord costs of PLN 5,200, PLN 30,000 remains, or 3.75% of the total outlay before tax and financing.

The PLN 5,200 figure is an illustrative combined reserve for landlord costs such as repairs, insurance, management and charges during vacancies. It is not a market rate. In a real calculation, estimate each cost separately without double counting.

The 3.75% figure is not a net yield after all charges. Applicable taxes must still be included; if using a loan, cash flows after debt servicing should be calculated separately. The calculation excludes changes in the apartment’s value and future sale costs. It is also not a return on equity for a financed purchase.

What should you check before buying an investment apartment?

  1. Comparable rental listings. Compare several apartments with similar layouts, standards and locations. The advertised rate may differ from the price agreed in the contract.

  2. Layout and size. Consider a studio or one-bedroom apartment, for example 35–45 m², but match it to the tenant. Small size alone does not establish profitability.

  3. Transport. Check the walk to the stop and actual travel times. Do not assume a fixed percentage rent premium for proximity to a tram.

  4. Technical condition and documents. Check installations, heating, the building’s condition, property documents and planned owners’ association expenditure.

  5. The full budget. Include purchase, finishing, furnishing and a contingency reserve.

  6. A cautious scenario. Recalculate with lower rent, a longer vacancy and an additional repair. Check whether the budget still allows you to maintain the property.

Which Kraków neighbourhood offers the highest return?

There is no single answer for every apartment. The result depends on the particular property’s price, preparation costs, achievable rent and vacant periods. Compare properties using the same cost model rather than choosing a neighbourhood on reputation alone.

Is a studio better than a one-bedroom apartment?

A studio may require a smaller overall budget, but compare the price per square metre and target rent. A one-bedroom apartment may suit a single person working from home or a couple. Functionality and the relationship between total cost and income are key.

Does an apartment near a university always let quickly?

No. Price, standard, the tenancy start date and competition also matter. For student rentals, allow for seasonality and possible gaps between tenancies.
