Kraków or Warsaw for a rental investment? Both are large, liquid markets, but the right choice is not determined by a city’s name alone. Before buying, compare your full budget, target tenants, the characteristics of the particular location and the costs of maintaining the property.

This guide offers a qualitative comparison of the two markets. It is not a ranking of neighbourhoods or a promise of a particular yield. Actual results depend on the purchase price, standard, financing terms, achievable rent and periods without a tenant.

Kraków or Warsaw: the short answer

  • Warsaw may suit those seeking a broad rental market, a business location and an apartment meeting the expectations of corporate employees and contract professionals.

  • Kraków is worth considering if your strategy combines rentals for students, young professionals and people working in business services.

  • In both cities, compare specific addresses rather than city-wide averages alone. Two similar apartments may require very different budgets and carry different risks.

1. Purchase budget and entry cost

Warsaw is usually considered a market with a high entry cost, particularly in central and business districts. Kraków is also among Poland’s most expensive housing markets, but the same budget may offer different combinations of neighbourhood, size and standard.

Use current transaction and asking-price data for comparisons, rather than a single advertised price. Useful sources include the regular NBP housing market reports. Include the property price, taxes and transaction fees, finishing, furnishings, parking and a contingency reserve in your calculations.

2. Tenant profile and rental demand

Warsaw: business, contracts and everyday mobility

In Warsaw, many investors target office workers, contract professionals and tenants who value commuting times, building quality and everyday convenience. For this approach, check not only distance from the centre but actual transport connections, the apartment layout, space to work from home and competition from similar properties.

Kraków: students and young professionals

Kraków combines a strong university presence with a business-services and technology job market. According to the Statistical Office in Kraków, 136,300 students attended Kraków’s higher education institutions in the 2025/2026 academic year. This creates a broad potential tenant base, but does not remove the need to assess seasonality, standards and local competition.

3. Yield: comparing without guesswork

Higher rent does not automatically mean a higher yield. Compare the landlord’s income with the total investment cost. Allow for vacant periods, repairs, insurance, owner-paid charges, taxes and financing costs.

Simplified gross yield = annual rent payable to the landlord ÷ total investment cost × 100%.

  • Warsaw: use a cautious purchase-cost scenario and check whether the planned standard is supported by comparable rental listings.

  • Kraków: for student rentals, calculate a scenario with a gap between tenancies; for a larger apartment, consider the costs of preparing rooms and shared areas separately.

  • In both cities: do not treat advertised rent as the rent achieved in a signed agreement. Compare properties with similar areas, layouts, quality and precise locations.

Kraków or Warsaw: comparison at a glance

  • Budget: Warsaw often requires a larger outlay in central and business locations. In Kraków, too, purchase costs must be carefully compared with rental potential.

  • Tenants: Warsaw analysis more often focuses on business tenants, while in Kraków both students and working professionals are important groups.

  • Strategy: in both cities, matching the apartment to a specific tenant matters more than choosing a city based on one general opinion.

Which city should you choose for an investment apartment?

Choose Warsaw if your strategy targets people working in the capital and your budget supports a location and standard that meet their expectations. Choose Kraków if you want to assess apartments for students, young professionals or a mix of both.

The safest decision starts not with the city but with the specific property: its price, documents, technical condition, transport access and a realistic rental plan.
